Dogs, cats and small pets such as birds and hamsters. No exotic pets permitted. Breed restriction is enforced.

Non-refundable pet fee of $500 for the first animal. $250 for each additional animal. Monthly rent $55 per pet.

Valid government issued photo ID.
WHAT ARE THE INCOME AND CREDIT QUALIFICATIONS?
Prospect must qualify through our credit and background screening process done by a 3rd party.
WHAT IS ACCEPTABLE "PROOF OF INCOME" TO SIGN A LEASE?
Two most recent consecutive paystubs, tax return, offer letter or other documentation may be accepted in special circumstances. Discuss requirement with management representative.

ARE GAS GRILLS PERMITTED AT YOUR PROPERTY?
Use of personal gas grills are not permitted; however, we do offer the use of our own gas grills on our rooftop.
IS THERE ANY ADDITIONAL STORAGE SPACE AVAILABLE AT YOUR PROPERTY?
Yes. Discuss details with the Leasing Office.
ARE RESIDENTS PERMITTED TO PAINT THEIR APARTMENT?
Yes, as long as they paint it back to its original color upon move out.
DOES THE PROPERTY OFFER ON-SITE RECYCLING?
Yes.
DOES THE PROPERTY HAVE A SWIMMING POOL?
No.
CAN I INSTALL MY SATELLITE DISH AT MY APARTMENT?
No
I HAVE A MOTORCYCLE. WHERE CAN I PARK IT?
You must reserve a parking space in our garage.
DO YOU HAVE RESERVED PARKING?
No.
THERE IS A PERSON WHO MIGHT BE STAYING WITH ME FOR A WHILE. IS THAT PERMITTED BY THE LEASE?
Yes, but note that there is a limitation to how many consecutive days your guest is permitted. Discuss in detail with your management representative.
WILL YOU ACCEPT ELECTRONIC PAYMENTS FROM MY BANK?
Yes
WHEN IS MY RENT PAYMENT DUE?
Rent is always due on the 1st of the month
IF SOMETHING NEEDS TO BE REPAIRED IN MY APARTMENT, HOW DO I REPORT IT?
Via your resident portal
DO YOU OFFER CORPORATE APARTMENTS?
No
AM I REQUIRED TO HAVE RENTERS INSURANCE?
Yes. Renter's insurance policy must meet the property liability coverage of $100,000 and ZRS Management Company must be added to the policy as an "interested party".
DO YOU ACCEPT LEASES FOR SHORT TERMS?
Yes. Discuss lease options with management representative
WHAT UTILITIES ARE INCLUDED IN MY LEASE?
None, however water, sewer and electric are all based on your usage.
WHAT HAPPENS IF I QUALIFY FOR AN APARTMENT, BUT MY ROOMMATE DOES NOT?
Can discuss at time of application. May have the option of a guarantor for the lease depending on the circumstance.
IS MY SECURITY DEPOSIT TOTALLY REFUNDABLE?
Pending no outstanding charges or damages at move out
IF I GET A JOB TRANSFER, CAN I BREAK THE LEASE?
Yes with 30 days notice and one months rent as a lease termination fee (other restrictions may apply)
